A condominium unit owner in Massachusetts must receive a “6(d) certificate” from her condominium association before selling her unit to a buyer. The seller will typically request the certificate from the condominium trustees or the property manager a few weeks before closing, pay a fee, receive the certificate, and give it to her attorney, who will bring it to closing.
If the unit owner has been paying her condominium fees and any special assessments on a regular basis, the 6(d) certificate will show no unpaid common costs. A “clean 6(d) certificate” is what it’s called.
When the condominium trust issues a clean 6(d) certificate and it is recorded in the proper registry of deeds, the buyer, seller, lenders, and everyone else will know and rely on the fact that the unit owner has paid all common costs and that any lien the condominium association has against the unit has been discharged.

If you’re refinancing, your 6(d) certificate will almost always be required at the closing. If you’re selling your condo, you (or your agent) must communicate with the buyer (or the buyer’s agent) to determine when you’ll close, what month your condo fees must be paid, and when you’ll need the certificate.
The amount of time it takes to process your 6(d) certificate is entirely dependent on your account balance and payment methods. A 6(d) certificate typically takes 10 business days to process; however, if all of your fees have been paid in advance and your document order has been paid in cleared funds (i.e. a money order, bank cashier’s check, or credit card), the certificate can be processed much faster.
